01Protection, demolition & disposalPrepare the space, remove existing finishes and manage debris.+
  • Protect the work area and provide basic dust control.
  • Carefully remove and protect the existing toilet, sink, mirror, grab bar and dispensers.
  • Remove existing vinyl wall siding, trim and floor tile.
  • Load, transport and dispose of normal project debris.
02Moisture-resistant wall systemNew moisture- and mold-resistant green board on every wall.+
  • Install moisture- and mold-resistant green board on all restroom walls.
  • Treat required joints, fasteners, corners and transitions.
  • Prepare all walls for porcelain tile from floor to ceiling.
  • Normal localized framing adjustment required to secure the boards is included.
03Wall & floor porcelain tileThree selected finishes installed with complete setting materials.+
  • Royal Blue Matte on the accent wall to the right of a person seated on the toilet—the grab-bar wall.
  • Corossol Sands Matte on all remaining walls, from floor to ceiling.
  • Carolina Ash Wood Plank on the floor, oriented opposite the preliminary visualization.
  • Mortar, grout, profiles, silicone, normal cuts and installation consumables are included.
04Door, frame & security plateNew assembly and outward-opening configuration.+
  • Install the agreed new frame, trims and hardware.
  • Configure the door to swing outward, with the knob on the right and the door opening toward the left.
  • Preserve, relocate and reinstall the existing metal security plate where reasonably required.
  • Prepare and paint the door, frame, trim and affected area with client-supplied blue paint.
05Ceiling, fixtures & final detailsRestore the remaining elements and return the restroom to service.+
  • Repair the affected ceiling area and paint the complete ceiling for a uniform finish.
  • Reinstall serviceable existing fixtures and accessories.
  • Install the new hand dryer using the existing suitable electrical provision.
  • Install one accessible shut-off valve on the existing sink water-supply pipe.
  • Complete final cleaning and a project closeout walkthrough.

About concealed conditions

Significant mold, structural or framing damage, unsafe wiring, concealed plumbing defects, code-required redesign or other conditions not reasonably visible before demolition are outside the fixed price unless expressly included.
